Philip Andrews are an independent family Estate Agent established in 1999, by Directors Philip Reeve MNAEA and Robert Reeve MNAEA with the view to offer a different and fresh approach to marketing property throughout Swindon & North Wilshire.

Offices
Our flagship office is prominently located in Swindon enjoying a high level of both walk in, email and telephone enquiries. The office having been refurbished in 2005 offers comfortable surroundings for potential buyers and sellers alike. We have high profile window and wall displays which along with digital imagery offer the maximum impact and exposure. Our village and country homes office is located in the High Street, Wroughton to the south of Swindon and has a traditional yet contemporary look covering residential property throughout North Wiltshire.

We provide regular prominent colour advertising in local papers such as the home supplement of the Evening Advertiser as well as the wider distributed Gazette and Herald so to insure that your home is extensively marketed. We also on occasions advertise within glossy property related magazines.

Sales Particulars
Following an inspection of your home during which we will take accurate and factual measurements and descriptions we will compile draft particulars for you to approve before circulation. These particulars will be prepared in accordance with the property misdescription act (1991).

Our commitment to you is to supply prospective purchasers with colour A4 or A3 portrait/landscape type brochures at all times, increasing the quality of the literature and the chances of your property standing out from the crowd. Our particulars contain internal as well as external images with high quality colour floor plans which can be upgraded to three dimensional

Offers
It will be our intention to encourage offers whenever possible, this policy will lead to offers that maybe unacceptable to you however does ensure that we have buyers to negotiate with.

All offers that are placed on your property will be fully qualified in the following way.

Firstly should your buyer be in a chain then we will contact all related parties involved to clarify the position and appropriate timescales as necessary.

Secondly it is imperative that when we secure a purchaser for your property you know that they are financially able to proceed, therefore our mortgage consultants are on hand to qualify all offers as necessary.

Vendor Care
During both the marketing and the sale of your property it is our aim to keep you updated and to this end we will regularly contact you with progress reports.

During the sale we will liaise closely with all estate agents and solicitors in the chain and ensure that your sale progresses with as little hassle as possible and that we take the strain for you.

Fees and Terms of Business
We act under a strict “no sale no fee” basis and our full terms and conditions will be disclosed to you in the way of a formal contract to be signed prior to the commencement of marketing.

Full or Low key marketing?
We have a two tier marketing strategy allowing you to chose and dictate the pace at which your property is marketed and sold.

Option 1 – Full marketing including, board, advert and immediate contact with all prospective purchasers.

Option 2 – Low key marketing we are able to promote your home on a casual basis to potential buyers who are willing to fit your timescales and pay the true market value of your home. This means hassle free marketing whilst exploring the market place for both the best price and a property to purchase.

HIP (Home Information Packs)
Philip Andrews have in place a number of simple options as to acquiring a home information pack which will ensure that when we are instructed to market a property no time is lost with delays in applying for the HIP.

Having close links will both local solicitors as well as large national HIP providers we can offer a varied approach to producing a Home information pack.

Do you need a Pack?
You do not need a Home Information Pack for

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.
