Following an inspection of your home during which we will take accurate and factual measurements and descriptions we will compile draft particulars for you to approve before circulation. These particulars will be prepared in accordance with the property misdescription act (1991).

All offers that are placed on your property will be fully qualified in the following way.
Firstly should your buyer be in a chain then we will contact all related parties involved to clarify the position and appropriate timescales as necessary.
Secondly it is imperative that when we secure a purchaser for your property you know that they are financially able to proceed, therefore our mortgage consultants are on hand to qualify all offers as necessary.
During both the marketing and the sale of your property it is our aim to keep you updated and to this end we will regularly contact you with progress reports.
During the sale we will liaise closely with all estate agents and solicitors in the chain and ensure that your sale progresses with as little hassle as possible and that we take the strain for you.

HIP (Home Information Packs)
Philip Andrews have in place a number of simple options as to acquiring a home information pack which will ensure that when we are instructed to market a property no time is lost with delays in applying for the HIP.
Having close links will both local solicitors as well as large national HIP providers we can offer a varied approach to producing a Home information pack.
Do you need a Pack?
You do not need a Home Information Pack for
- Properties where there is no marketing (e.g. sale to member of your family)
- Non-residential properties
- Seasonal and holiday accommodation
- Mixed sales (e.g. shop with flat)
- Right to buy and similar sales
- Sales of portfolios of properties
- Properties not being sold with completely vacant possession
- Unsafe properties and properties to be demolished.
